Over the past six years, Peterson Economics has completed more than 70 market and financial analyses for proposed new fractional resorts and private residence clubs. A representative sample of these includes:

  • Meriwether Ranch, Melrose, Montana: a market and financial analysis evaluating potential to convert an existing, 720-acre, conservationist shared ranch community along the Big Hole River into a fractional resort with an equestrian and fly fishing focus.
  • Conversion of Oceanfront Hotel, Maui: a preliminary market and financial analysis evaluating potential to convert an existing oceanfront hotel on Maui into a fractional resort.
  • Conversion of Oceanfront Hotel, Oahu: a preliminary market and financial analysis evaluating potential to convert an existing oceanfront hotel on Oahu into a fractional resort.
  • Pronghorn, Bend, Oregon: a market and financial analysis for a new fractional resort within Pronghorn, an upscale new private golf club community situated near Bend, Oregon, featuring 18-hole private golf courses by both Nicklaus and Fazio, a spa, a boutique hotel, and other amenities.
  • Rosario Resort, Orcas Island, Washington: a market and financial analysis for Olympus Real Estate Partners evaluating re-development/re-positioning options for Rosario Resort in the San Juan Islands. We recommended positioning the resort as an upscale fractional club community, centered around the existing Moran Mansion, in addition to expanding the marina and featuring a club yacht and a variety of other club boats (with club memberships packaged with fractional interests).
  • Canyon River Ranch, Yakima River, Washington: a market and financial analysis for a proposed new high-end fractional fly-fishing club on the Yakima River between Ellensburg and Yakima. The project will occupy a dramatic riverfront site on Washington’s only “blue ribbon” trout stream.
  • High-End Resort in Napa County, California: a preliminary analysis of market potential for a proposed new ultra-high-end resort near Napa Valley.
  • Capella at Pedregal, Cabo San Lucas, Mexico: a market and financial analysis for a proposed new ultra-high-end boutique hotel, fractional community, and whole-ownership community near Land’s End in Cabo San Lucas.
